Our mission is to help homeowners preserve the American Dream of home-ownership one client at a time. We work with clients and lenders alike to mitigate losses and negotiate new loan terms and position our clients to save their homes. We also understand that the work we do not only saves a home, but also helps restore stability in our local economy and works to rebuild confidence in our residential home market, one home at a time.
Mueller, Drury & Lawrence, PLLC, was formed specifically to assist Arizona homeowners who are facing the potential loss of their home due to a financial hardship caused by our weakened economy. As a result of the rapid escalation of residential property values many homeowners bought into the market at its height or refinanced into short-term loans thinking they would have no problem refinancing as home values

To compound this problem, many homeowners were put into unaffordable and, in some cases, toxic mortgage products; sub-prime loans (2-year teaser rate with a significant upward interest-rate adjustment in year three), adjustable ARMs and/or Option ARMs (mortgages that allow the borrower to pay less than the interest that’s accruing on the loan, thus increasing the principal of the loan). To make matters worse many borrowers have lost their jobs, seen their hours cut or simply aren’t making the amount of money they were. As a result of this “perfect economic storm,” these loans have or will recast their interest rates sending many homeowners spiraling into financial collapse. The most feared and unwanted result then occurs; families lose their homes and dreams.
There is no “one size fit’s all” solution to every homeowner’s loan problems. No one can access the best solution without thoroughly analyzing each individual homeowner’s financial situation, their current loan terms and their legal rights under their current loan. Most of all, however, each homeowner has their own decision to make as to whether to stay in their home or to leave. We help homeowners in their effort to stay in the house that they chose to buy and raise their families in.
Through professional relationships with reputable and long-standing mortgage lenders, and with our knowledgeable attorneys and mortgage experts, MDL can assist homeowners to stay in their homes with new mortgage terms that are based upon today’s market rates and, in some cases, may even be able to reduce the principal of their loan. Additionally, if they qualify, MDL can negotiate a short re-fi to enable homeowners to receive a new mortgage loan to payoff the existing mortgage loan at a reduced balance. Through this program homeowners keep their homes and have a loan that enables them to begin building equity as the market begins to recover.
If a homeowner is in foreclosure or is facing impending foreclosure, MDL may be able to delay the foreclosure to give time to renegotiate the terms of the mortgage to a more affordable payment and possibly renegotiate other terms of the mortgage as well.
MDL is not simply a loan modification company. We are a law firm. We do not employ loan originators to “negotiate” what is, in most cases, nothing more than loan forbearance agreements that simply defer all or a portion of the loan payments (whether past due or future) onto the balance of the loan. Many loan modifications do not sufficiently benefit the homeowner. The lender’s interest is in making a loan modification that benefits the lender. At MDL, we look out for your interests. The value of the vast majority of residential homes will not increase to a level that will exceed the loan balance, including any deferred payments. Thus, the homeowner remains stuck paying off a loan that far exceeds what the home is worth and cannot refinance or sell the home in order to payoff the loan.
Loan modification is a fairly new industry and is not regulated. As a result, the market is rife with unethical companies purporting to provide loan modification, loss mitigation and stop foreclosure services. Homeowners are becoming victims to these companies daily and they should avoid companies that offer 100% guarantees or are not a law firm where an attorney is engaged to represent the homeowner personally as the client. You should meet with the attorney personally and see that he or she has the experience necessary and that he or she is licensed by the State Bar of Arizona. There are plenty loan modification companies advertising “attorney backed”, “attorney assisted” or “attorney based” loan modification services. These attorneys are not your attorney and you are not the attorney’s client unless you have personally engaged an attorney to represent you. These companies should not mislead you or misrepresent the fact that they are a law office or that they have the ability to invoke your legal rights. In most cases these companies can only obtain an unaffordable loan modification (i.e.: forbearance agreement) from a lender. If you are approached by a loan rescue, stop foreclosure or loan modification company to help negotiate your mortgage or stop foreclosure please be careful not fall victim and research them carefully. “Attorney based” loan modification companies are not law offices and should not be offering legal advice to homeowners facing foreclosure or negotiating legal contracts with your lender.
